Commit
With alignment in place, AREY moves into due diligence and partnership formation. We refine site plans, address zoning and entitlement considerations, and develop preliminary cost models and pro formas grounded in real data.
In parallel, we engage banking partners and private capital to assemble a thoughtful capital stack. Working collaboratively, we establish the appropriate public-private partnership (P3) structure and begin formalizing agreements that support long-term success.
Design
Design is where strategy takes shape. AREY leads a collaborative design process that balances functionality, experience, and financial discipline. Trusted architects and consultants translate program needs into detailed plans, while we manage coordination, review, and alignment throughout.
We engage end users when appropriate, refine budgets with contractor input, and apply value-engineering where it strengthens outcomes without compromising quality. As design and cost certainty come into focus, long-term agreements are finalized and the project is positioned for financing and construction.
Construct
AREY oversees construction with clear accountability and disciplined execution. We manage contracts, schedules, budgets, and contingencies to ensure each project is built as intended and remains aligned with the original vision.
Throughout construction, we monitor quality, control costs, and coordinate funding draws while preparing for leasing and operations. This phase is about follow-through and delivering what was promised.
Deliver
Delivery doesn’t stop at completion. AREY remains actively involved through lease-up and ongoing operations to ensure performance matches intent.
We execute marketing and leasing strategies aligned with pro forma goals and establish property management operations that prioritize consistency, care, and long-term value. By staying engaged beyond opening day, we ensure each community continues to serve residents, partners, and investors over time.
